Air Conditioning

The demand for air conditioning has accelerated as our standard of living has increased over

the past several decades.


Increased air conditioning loads are driven by a larger work force spending days inside with an expanded rise in technology such as IT with computers at every desk increase the need for air conditioning.


Specialty Services will help you select the proper A/C system from small split systems for spot cooling to large ducted systems with multiple stage compressors. We cover all aspects of air conditioning including package units, VAV or variable air volume systems, VRF or variable refrigerant flow, chillers, or custom applications to meet ASHRAE standards for air quality and CO2 monitoring to ensure proper air exchange and ventilation is integrated into your air distribution systems to ensure proper IAQ or Indoor Air Quality.

Or custom applications using our building automation controls, to measure air samples that meet ASHRAE or American Society of Heating Refrigeration Engineers standards ensures proper indoor air quality or IAQ.


Monitoring CO2 or Carbon Dioxide using demand ventilation not only ensures that proper air exchange is integrated into your air distribution systems but reduces energy by only providing the air exchange rates that are needed depending on the occupancy levels of the facility at any given time.

    • When it comes to heating Specialty Services covers every aspect of the heating industry. From small systems for spot heating or on demand domestic hot water systems to large boiler rooms with equipment running in the hundreds of million btu's.


    We pride ourselves as progressive in keeping pace with industry changes that provide the most efficient type of equipment for a specific application, i.e. modulating condensing boilers, heat pumps, VRF (variable refrigerant flow) used as primary heating as required by Efficiency Maine retrofit projects.


    Specialty Services will help you the customer analyze system performance for budget forecasting to determine a timeline for payback if an equipment upgrade is warranted.

    Refrigeration

    Specialty Service technicians hold EPA Certified licensing for proper handling of refrigerants used in refrigeration systems. We keep pace with the EPA guidelines and use of proper refrigerants in refrigeration systems.


    Like Air Conditioning there are a host of efficient applications to best use the refrigeration equipment such as heat recovery, staging, and alarm systems that flag a quick response from our service techs to avoid or reduce product loss.

    Maintenance Agreements

    The very core of our business is contractual maintenance agreements. We pride ourselves in our very high renewal rate with our service and maintenance agreements.


    Specialty Services maintains HVAC equipment that serves in excess of three million square feet of commercial space from Southern Maine to Central and Northern Maine.


    Our Maintenance Contracts range from full coverage, that covers all maintenance parts and labor, to general maintenance excluding parts and labor for breakdowns, and specific custom maintenance contracts to fit the requirements needed for your facility regarding HVAC requiring a higher rate of maintenance for critical environments that must be operational 24/7/365 days per year that need additional attention to ensure downtime is little to none.

    Emergency Boiler

    Specialty Services Has an emergency boiler, or the boiler can be used while reconstructing a section of a building where heat would be required.


    This allows for flexibility as well as providing heat in an emergency situation.


    Our installations all have taps with valves to quickly connect to there buildings and provide the ability  to run with a self-contained fuel tank and portable generator.
